Mortgage automations that never forget

Mortgage marketing automation for the moments loan officers miss: the first minute after a lead arrives, the week rates move, a client’s birthday, the day a loan closes. Every recipe is consent-aware and editable.

The four core recipes

What runs, step by step

Answer first: each automation is a trigger, a few conditions and a short series of actions. Here is exactly what each core recipe does.

TriggerNew lead from any form, funnel, call, chat or DM
Step 1Send a consented text from the assigned LO within a minute
Step 2Create a call task due in 5 minutes
Step 3If not contacted in 2 hours, alert the branch manager
Step 4If no answer, follow up on day 1, 3 and 7, then move to long-term nurture

Response time matters: in a Harvard Business Review study of online leads, firms that contacted leads within an hour were nearly seven times as likely to qualify them as firms that waited longer (Harvard Business Review: The Short Life of Online Sales Leads (2011)).

Why rate watch matters

Rates move every week

Freddie Mac’s weekly survey put the average 30-year fixed rate at 7.4% and the 15-year at 6.71% for the week of October 15, 2026. Every swing is a reason for some past client to talk about refinancing, and rate watch makes sure the right LO knows first.

Consent first

Automations that respect the rules

Mortgage follow-up touches TCPA, carrier texting rules, CAN-SPAM and fair-lending consistency. The suite builds the guardrails in; your compliance contact approves the wording.

  • Express consent captured on every form before any text or call, with the exact language and timestamp saved on the contact.
  • STOP, HELP and unsubscribe handled automatically across SMS and email.
  • Quiet hours by the contact’s time zone, so nothing sends at night.
  • Same message for the same situation. Templates are applied by stage and program, not by who the borrower is.

General information, not legal advice. See our TCPA and 10DLC guide and ask your compliance counsel about your specific use.

Questions about automations

  1. YouWhat mortgage automations are included?
    Funnel Suite team

Four core recipes on every plan (speed-to-lead, rate watch, birthday and home-anniversary touches, and review requests), plus the full library on Branch and Company plans: application milestone updates, realtor partner updates, document reminders, re-engagement for cold leads and annual check-ins.

  2. YouWhat is speed-to-lead?
    Funnel Suite team

Speed-to-lead is how quickly a new inquiry gets a real response. The suite sends a consented text from the assigned loan officer within a minute and creates a call task, then escalates to the manager if nobody has made contact within the window you set.

  3. YouDo automations send texts without consent?
    Funnel Suite team

No. Texts only go to contacts who gave consent on a form or by texting in, using consent language your compliance contact approves. STOP and opt-out requests are honored automatically. Business texting is registered with carriers under A2P 10DLC during onboarding.

  4. YouHow does rate watch avoid compliance problems?
    Funnel Suite team

Rate watch alerts the loan officer, not the borrower. The LO decides whether to reach out and uses a message template your compliance contact approved, including any disclosures required when a rate is mentioned.

  5. YouCan each loan officer customize the messages?
    Funnel Suite team

LOs can personalize the tone and sign-off of approved templates. Company-managed templates on the Company Suite can be locked so the core wording stays compliant everywhere.

  6. YouDo automations stop when a borrower applies?
    Funnel Suite team

Yes. Moving a contact to the Application stage pauses marketing nurture automatically, so a borrower in the middle of a loan never gets a promotional message. Milestone updates you approved can continue.

  7. YouCan we build our own automations?
    Funnel Suite team

Yes. The builder uses triggers (a stage change, a form, a date, a tag), conditions (program, branch, consent) and actions (text, email, task, assign, notify). We build the first set with you during onboarding.

  8. YouDo automations work with the AI Engine?
    Funnel Suite team

Yes. A booked appointment from the AI Receptionist or Conversation Desk is a trigger like any other, and the AI conversation summary is saved to the contact timeline.

  9. YouWhat does it cost to send texts?
    Funnel Suite team

The software is included. US carriers charge per-message and registration fees for business texting; we pass those through at cost and show them in your monthly statement.
