Suite 301 · Speed
Fast mortgage websites, built to score 90+
Fast mortgage websites appear instantly on a borrower’s phone. Every page in the suite is pre-built static HTML on a global edge network with optimized images and almost no blocking scripts, built to score 90+ on Google PageSpeed Insights and measured after launch.
Why it matters
Speed is the first impression
Answer first: borrowers judge a lender’s site before they read a word. In a 2020 study for Google, Deloitte found that a 0.1-second improvement in mobile site speed was associated with 8.4% more conversions for retail sites and 10.1% for travel sites (Deloitte for Google: Milliseconds Make Millions (2020)). Mortgage isn’t retail, but the lesson about patience on phones carries over.
Definition
Core Web Vitals: Google’s three field measurements of page experience: Largest Contentful Paint (loading), Interaction to Next Paint (responsiveness) and Cumulative Layout Shift (visual stability). Google rates a page good when 75% of real visits are within 2.5 seconds, 200 milliseconds and 0.1 respectively.

How we build for speed
Six decisions that make pages fast
- Static HTML generated at build time, no database on page load
- Modern image formats, exact sizes, lazy loading below the fold
- Self-hosted fonts with swap, no layout jumps
- No page builders and no plugin stack
- Analytics only after consent, loaded after the page
- Served from a global edge with compression and caching
Our own numbers
Measure us, not our promises
This site is built the same way as client sites. Run any page through PageSpeed Insights yourself. After launch, your launch report lists the measured scores for your key pages.

Checklist
What we do for speed on every page
This is the build checklist we run on every page we ship. Our own site is built the same way, so it’s the proof.
- Static, pre-rendered HTML for every page
- Images in WebP with explicit width and height
- Hero image loaded eagerly, everything else lazily
- Fonts self-hosted, subset,
font-display: swap - JavaScript only where a page needs it, loaded after content
- No third-party scripts before cookie consent
- Security headers, HTTPS and long-lived caching for assets
- Launch report with measured PageSpeed scores
Options compared
DIY builder vs agency vs the suite
A fair, general comparison of the three usual ways to get speed on a mortgage website. It describes typical approaches, not named vendors.
| DIY website builder | Typical agency | Mortgage Funnel Suite | |
|---|---|---|---|
| Typical architecture | Dynamic templates + apps | Varies (often a CMS + plugins) | Static HTML on an edge network |
| Speed target | Depends on template | Rarely stated | Built to score 90+ |
| Image optimization | Partly automatic | Varies | Every image, every size |
| Ongoing speed upkeep | You | Billed hourly | Included |
| Measured after launch | No | Sometimes | Yes |

Questions about speed answered
-
YouHow fast should a mortgage website be?
Funnel Suite teamGoogle’s Core Web Vitals give the clearest targets: Largest Contentful Paint within 2.5 seconds, Interaction to Next Paint under 200 milliseconds and Cumulative Layout Shift under 0.1, measured at the 75th percentile of real visits (Google Search Central: Core Web Vitals). We build every page to score 90+ on PageSpeed Insights and to pass those thresholds.
-
YouDo you guarantee a PageSpeed score?
Funnel Suite teamWe build to score 90+ and we measure your live pages after launch and share the results. We don’t promise a number before measuring, because third-party scripts you add later (chat tools, ad pixels) can change it.
-
YouWhy are template and plugin-heavy sites slow?
Funnel Suite teamMost slow mortgage sites load large page builders, many plugins, unoptimized images and several tracking scripts before showing anything. Our pages are pre-built static HTML with optimized images and almost no blocking JavaScript.
-
YouDoes speed affect Google rankings?
Funnel Suite teamGoogle uses page experience signals, including Core Web Vitals, as part of ranking, but relevance and content quality matter more. Speed matters most for people: a page that appears instantly on a phone keeps visitors who would otherwise leave.
-
YouWill calculators and chat slow the site down?
Funnel Suite teamCalculators are small and load only when they’re on the page. The chat widget loads after the page content, so the first view isn’t delayed.
-
YouWhat is LCP?
Funnel Suite teamLargest Contentful Paint is the time until the largest visible element (usually the hero image or headline) has rendered. Google treats 2.5 seconds or less as good.
-
YouWhat is INP?
Funnel Suite teamInteraction to Next Paint measures how quickly the page responds when someone taps or clicks. Under 200 milliseconds is good.
-
YouWhat is CLS?
Funnel Suite teamCumulative Layout Shift measures how much the page jumps around while loading. Under 0.1 is good. We prevent it by giving every image fixed dimensions and loading fonts carefully.
-
YouWhere is the site hosted?
Funnel Suite teamOn a global edge network that serves static files from a location near each visitor, with HTTPS, compression and caching configured.
